A roof can look fine from the driveway and still have enough storm damage to invite a leak months later. That is especially true around Greater Houston, where hail, wind-driven rain, extreme heat, and sudden downpours put every part of a roofing system to work year-round.
This checklist helps you know what to watch for, what you can safely observe from the ground, and when it is time to bring in a professional for a proper roof inspection. Use it twice a year, spring and fall, and after any storm that moved through your neighborhood.

A homeowner inspection happens from the ground, the attic, and the inside of the house: not on the roof surface.

What to Check on the Roof Surface
Start with shingles, then work your way to edges and drainage.
Missing or Lifted Shingles
Wind pulls at shingle tabs, especially on older roofs. Even one missing shingle is an open entry point for water. Check after every major storm.
Cracked or Curled Edges
Shingles that curl at the corners or crack across the face are drying out. This is usually age and UV exposure, and it tends to progress faster once it starts.
Dark Streaks or Algae
Black streaking down the slope is typically algae, common in Fort Bend County's humidity. It won't cause immediate failure, but it holds moisture and wears the surface faster.
Granule Loss
Granules protect the asphalt from UV. Heavy loss shows as bare, shiny patches on shingles or heavy accumulation in gutters. A small amount on newer roofs is normal; heavy loss on an aging roof is not.
Flashing, Penetrations, and Roof Edges
Most leaks begin at a transition: not in the middle of an open roof field.

Roof Decking
Water stains, dark patches, or soft wood on the underside of decking mean moisture has already made it past the shingles and felt.
Insulation Condition
Wet or compressed insulation loses R-value and can harbor mold. Look for discoloration or clumping near the eaves and around any penetrations.
Nail Tips and Metal
Rusted nail tips in the attic indicate condensation or moisture cycling through the roof deck. It's an early warning sign that ventilation may not be keeping up.
Interior Ceilings
Brown rings, bubbling paint, or soft drywall near exterior walls or below a bathroom vent are common signs of a slow leak that's been active for a while.

Normal Aging
Mild granule loss, light algae streaking, weathered caulk around pipe boots. Worth monitoring, not usually an emergency. Schedule a professional look before next storm season.
Storm Damage
Hail impacts leave circular bruising or punctures in shingles. High wind creases or tears tabs and pulls flashing. These often qualify for an insurance claim, document them with photos and dates.
Urgent Trouble

Documentation
What to Gather Before Calling a Roofer or Insurer
Good documentation protects you from memory gaps and makes the conversation more productive. Gather the approximate age of your roof, any past repair invoices, warranty information, and photos of visible concerns. Note when you first noticed the problem and whether it followed a storm. For a possible insurance claim, do not rely only on a neighbor's experience or a contractor's verbal opinion. Insurance coverage depends on the cause and timing of damage, and documentation built before the claim is always stronger than documentation assembled after the fact. A professional inspection report gives you a written baseline that your insurer can work from directly.
Gather Your Records
Roof age, past repair receipts, warranty documents, and any prior inspection reports. The older your roof, the more important this paperwork becomes.
Photograph What You See
Take photos from the ground of anything that looks wrong. Date-stamp them if your phone allows it. Include the gutters, edges, and any interior staining.
Note Storm Timing
If damage followed a storm, write down the date. Local storm reports can corroborate your timeline, that context matters significantly during the claims process.

Hail and high wind damage is not always visible from the ground. A professional inspection documents what's there before the insurance window closes.
When You See Interior Staining
A water ring on the ceiling means water is already in the structure. The source needs to be found before the damage spreads further.
