The Process
What Happens on Replacement Day
Tear-Off and Deck Inspection
We remove every layer of existing material down to the deck. Once we're there, we walk every square foot of sheathing, probing for soft spots and checking the existing drip edge. Rotted decking gets replaced on the spot. We don't cover problems up. You see the deck before a single sheet of underlayment goes down.
Underlayment, Flashing, and Ice Barrier
Synthetic underlayment goes down across the full deck. Ice-and-water shield runs up every valley and around every penetration, pipe boots, vents, skylights. New drip edge is lapped correctly at all eaves and rakes. Flashing around chimneys and walls gets replaced if there's any sign of rust or lifting. This layer is what actually waterproofs the home.
Shingle Installation, Cleanup, and Final Walkthrough
Architectural shingles go on in staggered courses per manufacturer specifications, correct nail placement, correct exposure, no shortcuts on the ridge. When the last ridge cap is set, the crew tarps the landscaping and runs two magnet passes across the lawn to catch any fasteners. What Drives the Cost of a Roof Replacement

Roof Size and Complexity
Roofing is priced by the square (100 sq. Ft.). A straightforward gable roof installs faster than a hip-and-valley design with dormers and multiple penetrations. Complexity adds labor time and material waste, both show up in the final number.
Number of Existing Layers
Texas code allows two layers of asphalt shingles before a full tear-off is required. If your home already has two layers, we're tearing off twice the material weight before we even start. That adds disposal cost and labor hours.
Decking Condition
We can't know how much decking needs replacement until we're down to the sheathing. Homes in flood-prone areas of Fort Bend County sometimes have hidden moisture damage that didn't show up on the inspection report. We quote that work transparently and separately when we find it.
Shingle Class and Material
Standard architectural shingles, Class 3 impact-resistant, Class 4 impact-resistant, and standing seam metal roofing all land at different price points. The right material depends on your insurance situation, your neighborhood's hail history, and how long you plan to own the home.
Flashing and Accessory Scope
Chimney flashing, pipe boot replacements, skylight resealing, and gutter replacement are often bundled into a full replacement. It's cheaper to address these while the crew is already on the roof than to come back separately.

Code only requires drip edge at the eaves in most jurisdictions. We install it at the rakes too, because wind-driven rain doesn't only come from below. A rake without drip edge is an open invitation for fascia rot inside two years.
